
ll admit it—I love watching Love It or List It.
Every episode starts the same way. A family has outgrown their home, they’re frustrated, and they’re convinced the answer is to move. By the end, sometimes they fall in love with their home all over again. Other times, moving truly is the better choice.
A question I hear from homeowners all the time:“Anna… should we renovate, or is it time to move?” The truth is, there’s no one-size-fits-all answer. Before you start browsing Zillow or calling a contractor, I always encourage people to pause and ask a few simple questions.

This is a big one.
If the answer is yes, don’t overlook how valuable that is. A house can change. Your community is much harder to replace.
Most people think about the price of the next house.
Fewer people think about closing costs, moving expenses, higher interest rates, furnishing a new home, and all the projects that somehow appear after moving in.
I’ve had clients realize that after adding everything up, investing in the home they already owned made much more financial sense.
This is my favorite question.
I’ve walked into homes where clients were convinced they needed an addition. After rethinking the layout, removing one wall, moving a window, or relocating a kitchen, they gained exactly what they needed—without adding square footage.
More space -it is not the only answer. Often, it’s simply better-designed space.

Your home shouldn’t only solve today’s problems. It should support where life is taking you next.
The best renovations are designed for the future, not just the present.
Don’t start by choosing cabinets. Don’t start by scrolling through Pinterest. And don’t assume moving is the only answer because your home feels frustrating today.
Start with a plan.

Sometimes, after looking at everything together, I’ll tell clients that moving truly is the better decision. Other times, I can see possibilities they hadn’t imagined—and those projects often become some of my favorites.
Either way, my goal is the same: to help you make a decision you’ll feel good about for years to come.
Because the best investment isn’t always a new house; it’s seeing your current one in a whole new way.
